MAP 069: Exactly How the #3 Realtors in Canada's Largest Brokerage Converts Leads into Clients w/ Jas Takhar
18/04/2019 Duration: 01h16minThis week we get to look behind the scenes of how a $150+ Million real estate team in Toronto sells nearly 700 homes each year, and how they convert such a HUGE percentage of their leads into actual clients. We're very fortunate to have Jas Takhar, co-founder of REC Canada and host of the REC Experience podcast here to share his secrets on how he and his partner Simeon built such a powerhouse real estate machine. But as you'll hear, they don't do anything you haven't heard before. They just do simple, easy to replicate things a specific way, and they do it consistently, every single time. When you are ranked #3 in Canada's largest brokerage, Royal Lepage, you have some stuff figured out and dialed in. But not only do they sell a crap load of homes, but they have one of the most prolific, respectable content producing machines that I've ever seen from a real estate team. Video, podcasts, graphics, absolutely everywhere, all the time. Jas Takhar gives us a masterclass on how to sta

11/04/2019 Duration: 49minFinally... the real estate agent websites episode. Ultimately, I believe that every Real Estate Agent and Mortgage Loan Officer needs their own website. It's a must have. MAP 066: Reality Check: Our Entire Profession is in Serious Danger, but There is a Solution
28/03/2019 Duration: 45minThis week's show is different. It's a call to arms. We need to talk about some serious issues facing our entire profession, and it needs to be heard by both real estate agents AND mortgage loan officers. We are being attacked like never before... class action lawsuits attacking Realtor commissions, margin compression hitting the loan officers, Zillow, Opendoor, technology and automation, giant hundred Billion $ companies taking aim at us, the economy overdue for a recession, and more. But if real estate agents and mortgage loan officers start working together right now, and start doing the right things, we'll be able to survive. Most of our competitors? Not so much.Honestly, some of this stuff is pretty scary, and this week we're not sugar coating anything. If you're worried, that's good. MAP 065: How Everything You Post Online Works Together to Create Your Brand
21/03/2019 Duration: 35minIt's crucial that you grasp this concept; everything you do complements everything else. A Facebook post compliments an email. That email compliments a postcard you sent to every door in a neighborhood. An IGTV video complements that postcard. It's all one big branding system that you build on every time you put your name, brand, or message out there! While this could be really awful news for someone who's message is turning people off, it's fantastic news for every other real estate agent or mortgage loan officer. Ask any marketing agency and they'll tell you that it takes AT LEAST 7 different touches before the consumer will end up buying your product or service. Choosing a real estate agent or getting a mortgage is not an impulse buy. It's going to take time, and the consumer seeing you everywhere before they finally remember you and see you as an authority or as a credible brand. It's Marketing 101, but it's pretty awesome, if you're willing to put in the work.

MAP 064: What You Need to Know BEFORE Building a Real Estate Team w/ Lars Hedenborg
14/03/2019 Duration: 01h07minBoy am I glad I didn't jump the gun on building a real estate team! A real estate team must be built a very specific way from the start if it's going to survive and thrive long term. If you haven't yet started building a team, then you'll probably be pretty stoked after this episode. I learned that I had quite a few misconceptions about how to do it the right way, and had I built a team the way I thought you should, we probably would not have been profitable. This week's guest really enlightened me on the right way to build a *profitable* real estate team. As you'll hear, for example, paying your agents higher splits is almost exactly the opposite of what you should do, provided that you structure everything else a specific way. Any real estate agent who plans to build a traditional real estate team at any point in the future really needs to hear this episode. So many big teams are in the red right now. So many of the teams we see and hear about in our markets aren't even pr

MAP 063: Create More Buyers by Unlocking this Little Known Source of Funding w/ Andrew Martin
07/03/2019 Duration: 01h06minWhat if you knew how to buy and hold real estate inside your Roth IRA, and never had to pay taxes on any of those gains? Knowing strategies that your competitors don't can not only differentiate you from other agents or lenders, but also help a ton more people to buy more real estate. The relatively unknown source of funding known as a Self-Directed IRA is one of them. This week, Andrew Martin from Atlas Financial Strategies teaches us how Self-Directed IRAs work, who can use them, when to use them, and how you can guide consumers on how to buy more real estate using their current retirement accounts. As Real Estate Agents and Loan Officers, we MUST provide overwhelming value to our clients, or they'll find someone else who will. Providing unique knowledge, guidance, and expertise that others don't is a great way to stand out from your competitors. The same way being educated about 1031 Exchanges help your clients avoid taxes, knowing how a Self-Directed IRA works can show so many more people h

MAP 060: Did Gary Vee Just Stab our Industry in the Back? An Honest Talk About Homeownership
14/02/2019 Duration: 32minRealtors everywhere are taking to Facebook and Twitter to profess their outrage and newly found hatred for Gary Vee ever since a short 60 sec video clip was posted the other day. In it, Gary Vee says that buying a home is stupid, that it ties up upfront capital, and it just a bad idea that he wishes he had never done. In the largest Facebook Groups for real estate agents, you can practically hear the collective panties bunching. Apparently, according to the most vocal real estate agents, it's ALWAYS wise to buy a home versus rent. But is that true? Is Gary Vee right? Is buying a home no longer a wise investment? Should our clients always be advised to buy rather than rent? This week, we're going to have an honest, adult conversation about homeownership. MAP 058: How the Real Estate Industry Has Split In Two - My Thoughts from Inman Connect
31/01/2019 Duration: 32minThere are two totally different real estate industries. It's never been more glaring or more obvious than coming to Inman Connect in NYC and seeing the huge gap in the mentality among real estate agents. One group of real estate agents looks down on social media and content creation. They think they're above it. They think that "REAL" real estate agents don't need to stoop to the level of doing a podcast or a vlog, or Instagram stories. They get business through referrals from Happy Hour's and cocktail parties. Coincidentally (or not!) this group seems to only wear suits, sport coats, and lapel pins. These Realtors have been doing the same things to get business for so many years that they've tricked themselves into thinking it will be like this forever. That somehow they're immune to the powerful forces about to turn our industry on its head. Then the other group of Realtors uses every single tech tool and online resource they can to expand their brand and get more clie

MAP 057: Recapping the Biggest Takeaways from Agent2021
24/01/2019 Duration: 41minI had dinner with Gary Vee last week, and I'll tell you all about it. On Jan 17th, I had the honor of speaking at Gary Vee's Agent2021 marketing event in Miami. It was an incredible event, and I learned far more than I ever thought I would. This week, I'm breaking down what I learned at Agent2021. All the key takeaways, all the amazing lessons, giving context to everything I learned. If you weren't able to make it to Agent2021 this year, you'll get brought up to speed on what was most impactful and most important. Spoiler alert: the #1 thing was that none of us, not even Gary Vee (according to him) is putting out enough content. We all need to do more content, more often, on more platforms. Facebook Ads were a big topic as well. When asked what he'd do if he started his own real estate brokerage tomorrow, Gary Vaynerchuk said he'd spend as much money as he possibly could on Facebook Ads. They're still just so undervalued, and so powerful. This was super validating for w

MAP 056: The Biggest Facebook Ad Mistakes and How to Avoid Them
17/01/2019 Duration: 35minI see real estate agents and loan officers make the same Facebook Ad mistakes over and over. Some are more common, and/or more significant than others. That’s the thing with facebook ads; there are no insignificant settings. Every single setting in the Facebook Ad creation process is important. One seemingly small adjustment or small mistake, can make a HUGE difference in killing your ad’s performance. This week I'm breaking down the most common Facebook Ad mistakes that real estate agents and loan officers make, AND how to avoid them.
