Watching the speed at which Rosanne got fired, and had her career ended, for a ridiculous tweet (although she didn't exactly have a "good reputation" to start with), it puts into perspective how careful we need to be. In this episode, I tell you about a situation right now with a lender, where they screwed things up so bad, causing a nightmare for my buyer, and how this all reflects on me too. I give details. Guys, Realtors are the general contractor of the real estate transaction. When we recommend lenders, title peeps, home warranty companies, etc, those experiences reflect back on us too.     Are your leads falling through the cracks? Are you wasting good real estate leads? Struggling to turn leads into clients? Getting leads is just the first step. You have to become a master at converting those leads into clients. To convert your leads, you really have to respond to them within 5 minutes, or they'll turn cold faster than you can say Zillow. But responding to your leads within 5 minutes, 100% of the time, is damn near impossible unless you have some great lead response systems in place. It took quite a bit of trial and error before I figured it out, but ever since I "cracked the code" I've been converting more online leads than ever before.
